When tenants leave everything behind, you need speed and a clear disposal path. Here's how landlords usually decide.

Move-out and eviction cleanouts are mostly furniture, bags of trash, and abandoned household goods — not heavy construction debris. That profile often favors junk haul-away: a crew carries items out, you do not need driveway space for a bin, and you are not left babysitting a container for a week.

Choose a bin when the volume is truly large (whole-house abandonment), you have easy driveway access, and you or your labourers will load it yourselves. A 20-yard is a common landlord default for a full single-family cleanout.

Photograph the unit before and after for your file. Remove anything that cannot go in a standard load — paint, chemicals, fridges — so the hauler is not forced to reject the job mid-cleanout.
